How are you paid?  We receive a percentage of the commission paid by the seller on properties listed for sale on the Multiple Listing Service. If the “perfect” property for our client isn’t listed on the MLS, we include a competitive commission in the contract and are compensated from the proceeds of the sale at closing.

Do I have to sign a contract to work with you?  No. We are very selective about who we work with.  The vast majority of our clients come to us by personal referral.  We feel strongly that if we do our jobs right, you will want to work with us – exclusively.

What if I have a property to sell?  We take pride in our strong working relationships with the best listing agents in the community. We would be delighted to recommend a highly ethical and qualified listing agent/real estate office to you based on your location, type of property to sell and the nature of the marketing that would be required to successfully sell your home.

Do you specialize in specific areas of Naples?  Jackie grew up in Naples and knows the area like only a “local” can.  There are a daunting number of communities from which to choose, and the area continues to grow and change at an incredible rate. Naples covers a surprisingly large geographic area, and we invest an enormous amount of time studying, analyzing and understanding the wide variety of beach, boating, golf and tennis communities – the luxury homes, high-rise condos, and charming cottages. What we truly specialize in is helping our clients determine how and where they want to live in Naples – and then we help them find their perfect fit.

I'm confused about Florida Agency Law - what does this have to do with me as a Buyer?

In Florida, by default, all real estate agents are “transactional agents” – representing neither a buyer nor a seller’s best interest exclusively. By law, a transactional agent’s obligations to a buyer are limited – and they do not and cannot act in a fiduciary role with a buyer.

Fiduciary: One that stands in a special relation of trust, confidence or responsibility in certain obligations to others.

Florida Statute 475.01 Definitions:

(k)  “Single agent” means a broker who represents, as a fiduciary, either the buyer or seller but not both in the same transaction.

(l)  “Transaction broker” means a broker who provides limited representation to a buyer, a seller, or both, in a real estate transaction, but does not represent either in a fiduciary capacity or as a single agent. In a transaction broker relationship, a buyer or seller is not responsible for the acts of a licensee. Additionally, the parties to a real estate transaction are giving up their rights to the undivided loyalty of a licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.

So what? Once we understood the implications of this law, it was an easy decision for us to elect to become "single-agents" and chose to represent Buyers exclusively. We know that our clients want this, need this and appreciate our undivided loyalty and fiduciary commitment to their needs. Amen.

What about privacy?  One of our most important duties is to maintain confidentiality and honor the privacy of our clients.  Forever.  We take this responsibility very seriously.
